Somersby Park is a covenanted community that is actively managed by its property owners. We have an elected Board of Directors from members of the community. The Board and community also rely on volunteer committees, including the Architectural Review Committee whose responsibilities include approving and overseeing new home construction, existing home modifications, and modifications to unimproved lots, the Common Area Committee which oversees the common areas of the community including tree and vegetation removal from the Common Area and the Roads Committee which address road quality and roadside erosion control. Somersby Park owns and operates its own septic system. Out system is a STEP (Septic
Tank with Effluent Pumping) system. Each home has a conventional septic tank, but
instead of a leach field to disburse the effluent into the ground, each home has a pump
that pumps the effluent to the main lift station near the front gate. From there the gray
water is pumped up along Hebron Rd and down to Hendersonville. Homes may have one
or two tanks, where the 2nd tank is a separate pump tank with a filter between the two
tanks to prevent pump clogging.
The HOA conducts annual inspections of home tanks (usually in September). If too
much scum or sludge is found in the tank, the homeowner is required to have it pumped.
We are retired and living in South Florida and looking into the possibility of moving into NC and came across your community.
